COATING的层数也有不同，一<BR>般厂家会报出来刷了多少层， 你也可以比一比。我买的CHERRY是据说刷了7层。我铺过<BR>次品(ODD LOT) OAK， 绝对不值。<BR><BR>GRADE INFORMATION，<BR>http://www.nofma.org/CertificationGrading/NOFMAWoodFlooringGrades/tabid/94/Default.aspx<BR><BR>&quot;Unfinished NOFMA-certified flooring is categorized into four grades: NOFMA<BR>Clear, NOFMA Select, NOFMA No. 1 Common and NOFMA No. 2 Common, any of which<BR>will result in a serviceable floor. &quot;<BR><BR>注意， 有的厂家会有不同的名字， 比如， NOFMA No. 1 Common， NOFMA No. 2<BR>Common， 有的叫NATURAL 或 UTILITY， 或RUSTED。但是CLEAR 和 SELECT是比较公认<BR>的名字。<BR><BR>在使用上我们没感觉出OAK和CHERRY的区别， 我家没有小小孩， 但有一只小狗， 相反<BR>质量的好坏差别确实很大。加工上的区别就是CHERRY更硬。<BR>在lumberliquidators看好的CHERRY牌子是 BELLAWOOD(SELECT GRADE)， 不过最后没买<BR>， 所以也不太清楚它的质量。感兴趣的话你也可以去它的网上看看或到店里感受一下。<BR>另外我家有UNFINISHED和PREFINISHED地面， UNFINISHED刚铺好时给人感觉很平整，像<BR>一块完整的大木地板(没有一块一块的感觉)， 但是我朋友说时间长了会开始有小缝，<BR>我看到过不好看。UNFINISHED一般COATING的层数不多(对比PREFINISHED)，我的只有两<BR>遍， 所以COAT比较薄不耐磨。<BR>ENGINEERED WOOD， 铺过地下室和通往地下室的楼梯， 地下室因为潮湿不能用实木。<BR>比较便宜， 看上去也是， 脚感薄不像木头， 另外稍微有点打滑， 老人注意不要用有<BR>塑料底的拖鞋。感觉发凉， 可能是心里作用， 或者是由于有点光。但是非常好铺。<BR>HOME DEPOT特价时买的， 86C<BR><BR>最后再说说其它HARD SURFACE， 关注的是MARBLE TILE，GRANITE TILE，SLATE 和<BR>Travertine。目前主要是考虑地下室的地面。石质地面其实在这里不太适合因为冷，但<BR>是越来越多的人这么做为了感官效果， 我的AGENT家的地下室全部是Travertine，我穿<BR>了鞋， 感觉没法光脚踩在上面， 但是看上去确实好看。石质地面另一个优点是耐磨比<BR>起木地板。<BR>大理石软不好保养， 易损伤， 价格较贵， 我们认为适合铺在TRAFFIC少和门面上，比<BR>如说FOYER， 但要注意冬天外面撒的盐。有人在浴室铺， 结果那种擦玻璃的蓝色清洁<BR>济的瓶子在上面放了一下， 一个小蓝圈就下不来了。另外有点滑。<BR>GRANITE TILE， 除了价格贵以外， 样样都好， 就是流行的辐射说有点可怕。<BR>MARBLE TILE 和 GRANITE TILE 在HOME DEPOT定期都有SALE， 当然颜色不一定是喜欢<BR>的。另外朋友铺过GRANITE TILE做地面， 他的建议是选择SOLID颜色， 把缝尽量做小(<BR>这个考验技术)， 产生一块完整石头的感觉， 效果非常好。参观过欧洲宫殿和教堂都<BR>会知道， 用的是完整地石块不是TILE， 估计他是想制造那种效果。他就是买的特别便<BR>宜打折的 GRANITE TILE找PROGESSIONAL来做的。<BR>Travertine， 比较喜欢， 便宜， 效果也不错， Travertine的区别在于填充物，<BR>以为它有缝， 感觉越贵填的越好。这个确实不是很懂。我LG研究过价格， 在网上<BR>买很便宜， 但是发货有最少量限制， 铺一点肯定不合算。有一种是一叉车的量，<BR>大约700-800SF，另一种是一TRUCK的量， 大约5000SF， 更便宜。<BR>SLATE， 便宜， 感觉像是户外的，但我见过有人用吧台的地面， 比较有个性。<BR><BR>几张图片<BR>1， HD 的BRUCE木地板， 好。<BR>2， 网上找的巴西CHERRY, 刚铺时照的， 现在颜色更红了。<BR>3， ENGINEERED WOOD。]]></description><category>house</category><author>enjoylife</author><pubDate>Thu, 08 May 2008 13:12:51 -0700</pubDate><guid isPermalink="false">trailfire:markId:212936</guid></item><item><title>大家卧室里都放什么样的电视？ - I guess the tax assessor doesn&#39;t read the newspaper! I have gotten a couple of letters in the mail from consultants who claim they can get my property taxes lowered, but a couple of my friends say they have done this on their own. Is it wise for me to tackle this myself?</I></P><P>A: Don&#39;t you just love public records? I&#39;m all for transparency in government, but if you own a home, you (like me) probably receive a million pieces of mail &quot;tailored&quot; to your supposed wants and needs based on the data about your home and your mortgage that are on file with your county&#39;s recorder&#39;s office.</P><P>I was horrified when I opened one such piece of mail this week. It was an &quot;offer&quot; for assistance in getting my property taxes reduced, sent by a real estate broker purporting to &quot;specialize in reducing people&#39;s property taxes.&quot; He wrote on:</P><P><I>&quot;My research shows that because you bought your property at the height of the market, there is a very good chance that you are overpaying the property taxes on the property at ____________________ (my address.)</I></P><P><I>&quot;I am one of the most experienced and successful agents in the state at reducing property taxes. …</I></P><P><I>&quot;Please understand that I would not spend the money to send this letter unless I was reasonably sure I could save you money on your property taxes.&quot;</I></P><P>I&#39;m reasonably sure he can reduce your property taxes, too. The thing is, though, ANYONE can do this -- on their own -- for FREE!</P><P><B>Need-to-Knows</B></P><P>If you bought your home within the last two to three years, it is likely that your current assessed property value -- the basis for your property taxes -- is higher than the current market value of your home. And in California, unlike in many other states, the reassessment every year is an automatic increase of 2 percent, rather than an actual reevaluation of fair market value based on the factual market dynamics.</P><P>Your situation is so common that many counties across the country have actually simplified the process of getting your property taxes reduced on the basis of the current market value. In California&#39;s Alameda County, where I live and own two homes, the assessor&#39;s office has actually issued a new form called the Informal Request for Decline in Market Value Reassessment. It&#39;s a one-pager, with a couple of brief questions to make it super easy for you -- and the county -- to give you a tax break, albeit a tax break intended to be temporary, until the market rebounds.</P><P>If you get a letter like this from a real estate broker or real estate attorney -- both professions of which I am usually a proud member -- don&#39;t take the bait! You can generally do the same things they can -- for free -- and might even have an easier time dealing with your county. Counties tend to be a little less rigid with homeowners than they are with hired guns.</P><P><B>Note</B>: Most California counties have a Sept. 15, 2008, deadline for submitting a request for reassessment -- get on top of this ASAP!</P><P><B>Action Plan</B></P><P>Here are the steps to take to get your property taxes reduced on the basis of the decline in market value:</P><P>1. Search Yahoo! or Google to find the Web site for your county tax assessor&#39;s office or tax collector&#39;s office.</P><P>2. Go to the Forms section and look for a form with the words &quot;reassessment request&quot; or &quot;decline in market value.&quot; If you can&#39;t find it, give the office a ring and ask them to fax, mail or e-mail the form to you.</P><P>3. Usually the request will ask you for (a) an estimate of the current market value of your home and (b) a list of recent, comparable sales in your neighborhood supporting that estimate of value.</P><P>You have two routes you can take here:</P><UL><LI>(a) Call up the Realtor who sold you the house and ask her to complete the form for you or to at least provide the information you need about comparable sales. Realtors want to keep you as a long-term friend, client and referral resource, so nine times out of 10 they&#39;ll do it for you. Alternatively,</LI></UL><UL><LI>(b) Go to <A HREF="http://www.cyberhomes.com/" TARGET="_blank">CyberHomes.com</A> -- you&#39;ll get both an estimated value and a list of the comparable sales on which it was based.</LI></UL><P>For this step, keep in mind that you are trying to make the case that your property value is significantly lower now than when you bought it -- so list legitimate comparable sales that support that argument, or you are wasting your time! In other words, don&#39;t list the cutest, best, highest-priced homes -- use homes that are similar and close to yours (within 1/2 mile to 1 mile, if possible) that sold in the lower price range in which you are asking the assessor to reassess your home.</P><P>4. Sign it and mail it! Allow several weeks, then call and check on the progress of your request. If it&#39;s accepted, you&#39;re golden. This reduction is only available if your assessed value is more than the market value of your home as of January 1, 2008.<BR><BR>While homeowners in Los Angeles, San Diego, San Bernardino, to name a few, have more time, homeowners in San Francisco, Orange County, Santa Clara only have until Monday, September 15th file a property tax appeal.<BR><BR>The confusion about appeal dates stems from the differences between the formal and informal process for a property tax reduction. The informal appeal is handled through each County’s Assessor’s office. This is the most expeditious means of appealing your property’s assessed value. In most Counties, there is a form used to prepare a Prop. 8 temporary reduction in value request. Generally, you supplement this form with comparables sales from your neighborhood that will be evaluated by the Assessor. If a reduction is granted, then you’ll get refund or a smaller property tax bill.<BR><BR>Since the process is informal, the published dates are not locked in stone and vary considerably by County. As you can see from this chart (most populous Counties), practices for informal property tax appeals vary widely from Orange County which locked the doors at the end of April 2008 to Alameda where the doors are open until the end of until April, 2009. Unless you file a formal appeal, then you’ll have to accept the Assessor’s opinion. With a formal appeal “Request for Changed Assessment”, you’ll have the advantage of an independent review by either a Hearing Officer or the Assessment Appeals Board. Generally, it makes sense to request a Hearing Officer and not go through the formalities of the Assessment Appeals Board for a residential property appeal.<BR><BR>The disadvantage of a formal appeal is that it will take longer, estimated to be at least 6 to 9 months. However, you don’t have to go on to the formal appeal if you can reach agreement with the Assessor before the hearing. If you reach agreement with the Assessor or if you go to the Hearing and a lower value is granted, you will get a refund with interest. If you&#39;re purchasing a new home, or if you&#39;ve decided<BR>to refinance, you can now lock in some enticing low rates, thanks<BR>to the Federal Reserve&#39;s determination to bring mortgage rates<BR>down and get the economy growing.<BR><BR>According to Bankrate.com, the national average for a 30-year,<BR>fixed-rate mortgage has fallen to 5.06 percent. Choose a 15-year<BR>fixed-rate, and you can pay as little as 4.76 percent.<BR><BR>This time around, everyone knows how important it is to do your<BR>homework on the mortgage you are being offered. This time around,<BR>lenders are being very careful to check on your income, your credit<BR>score, and the current appraised value of the home.<BR><BR>You&#39;ll get the best deals and the lowest rates if you have at least<BR>a 20 percent down payment and good credit. But there are loans<BR>available with lower amounts down -- if you know where to search<BR>and whom to trust!<BR><BR>Step 1: Figure out what type of mortgage works best for you<BR><BR>I have forever advised sticking with a 30-year fixed-rate mortgage,<BR>and paying extra on the principal every month to pay it down more<BR>quickly. If you hear the popular advertising catch phrase “no out of pocket<BR>expenses” it&#39;s a good bet that&#39;s what the lender has in mind.<BR><BR>In many cases there may be no closing costs, but as you were told there&#39;s no free lunch,<BR>and probably no steak dinner either, despite what the lender promised you in the ad. All the<BR>lender has to do is raise the interest rate ever so slightly and they&#39;ll more than make up for<BR>the lack of fees over the term of the loan. They&#39;ll profit from the loan weather they keep it<BR>in house, or do what&#39;s known as “selling the paper”, and selling the loan to another lender<BR>for servicing.
